Meet Jim Clauser 

Years ago a good friend of mine told me that if you like what you do, not only will you be successful, but you will enjoy life. At the time I did not fully understand what he meant. When I first started my real estate career, I did not know a thing about selling a home. But I found real estate and the idea of helping people buy their first home or sell their home very exciting. 

Now its 18 years later and I understand what my friend told me. I have been very lucky to find a career that I truly love. Over the past 18 years I have helped hundreds of families realize their dream of buying or selling a home in and around the Athens area. These areas include Athens, Watkinsville, Winterville, Colbert, Winder, Hull, Bogart, Danielsville, Crawford, and Lexington Georgia. The counties that these towns and cities are in are Clarke, Oconee, Madison, Jackson, and Oglethorpe Counties.  

After being associated with two local firms in Athens, I joined RE/MAX in May of 1994. Every since joining RE/MAX I have been a member of the 100% Club and one of the top agents in our office. I am proud to be associated with the top RE/MAX office in the state of Georgia, outside the Atlanta area.  

I believe that one needs to give back not only to their community, but also to their profession. Because of this belief, I have been very active in the Athens Area Association of Realtors since joining the Association in 1986.  

In 2002 I was honored to be the President of our Association. Prior to that, I have served in every officer position in our association. I have also been President of our Multiple Listing Service, and currently am the Treasurer for the Athens Area Association of Realtors Multiple Listing Service. In the past, I have been honored with the Athens Homebuilders REALTOR of The Year Award, the Presidents Award, and have been Realtor of The Year for our association. 

Currently I am a Director of our Association, Treasurer of our MLS, and I am Chairman for the State of Georgia of the Technology Committee for the Georgia Association of Realtors.

Making An Offer >Evaluating the First Offer

Your dining room table is the scene of high drama. Your home has been listed for sale for six weeks, and finally, the first offer has come in. You are meeting with the agents, and are very excited until they mention the price--it is a lot less than you expected.

Before you feel offended, however, remember that the first offer is often just the beginning of a negotiating process. Your agent can help you weigh the good and bad points, evaluating the price in relationship to the terms or conditions of the sale. Sometimes an offer with a low price can look quite attractive once you understand all of the terms. If you are willing to make some compromises, the buyers may accept a counter offer that will give you more money. A lower price from highly qualified buyers may be better than one from people who may have difficulties with financing. Keep in mind that your first negotiated price is often your best price!
